Founded in 1981, the community has a population of approximately 97,000 in 29,000 single family homes and 3,289 apartments. Highlands Ranch is an upper-middle class community located 12 miles south of Denver along C-470 and approximately one mile west of Interstate 25 (I-25)  This location provides easy access to transportation (Denver International Airport, regional light rail), the mountains, Denver, Boulder, Aurora and Colorado Springs metropolitan areas.

The Highlands Ranch Christian School and Cherry Hills Community Church both offer private elementary schools and Valor Christian High School that serve the community. Highlands Ranch is just minutes away from a variety of higher and continuing-education opportunities including Arapahoe Community College, the University of Denver, Metropolitan State College and the University of Colorado-Denver campus.

These properties will be able to accommodate a total of seven million square feet of commercial development.
